Over the past 25 years I have SOLD hundreds of investment homes in San Diego and my clients have seen huge returns because of the fantastic market we have experienced the past few years in San Diego.

Last year starting in May 2004 we began buying investment homes in the West Valley area of Phoenix, 4 homes for our personal investment portfolio and over 50 homes for that of our clients. Appreciation in Phoenix over the past 3 years has averaged around 12% per year. The market in not currently as robust however the future is just as bright once we jump past this sub prime issue. All the reasons that we initally invested in Phoenix have not changed so we continue to consider Phoenix as a great investment opportunity long term. However, these higher prices combined with sluggish and lower rental market in Phoenix has made it difficult to continue to find houses that make economic sense, with only 10-20% and maintain a positive cash flows

The reason my clients have been so successful is because we were able to find them newer properties that we could cash flow with as little as 10 percent down. Unfortunately, with the huge appreciation in San Diego and now in Phoenix over the past few years, it has become virtually impossible to make a small initial investment make sense.

We have researched several markets and found what we feel will be the best positioned residential investment market. First it was Las Vegas, then West Phoenix, Arizona, next, Austin TX. You can now purchase a new or newer 3 – 4 bedroom, 1,700 – 2,800 square foot home for $120,000 – 200,000 in new communities that easily cash flow with as little as 10 to 15 percent down.

The Austin TX market growth explosion is projected to be over 150,000 new homes over the next 10 years, with brand new communities springing up everywhere. New shopping centers, jobs, freeways, industries, sports and schools on every corner. With over 100’s families moving to Austin a DAY the demand is continuing go grow.
