Sign on the property
Seller to complete the "Shea Realty improvement list"
Seller to provide some form of buyer incentive
Seller to cooperate with the Shea Realty marketing plan
Seller to provide easy access for all showings
Seller to agree to a 6% commission
Seller to agree to a 1% price reduction every 30 days
Shea Realty's "120 Sales Guarantee" Qualifying Details
Shea Realty shall represent the seller (listing side of the commission only) during the remainder of the listing period for FREE, if the home does not enter into escrow within 4 months of the original listing date.
Listing price to be reduced 1% automatically every 30 days through the listing period.
Seller must comply with all items of repair/clean-up/fix-up/staging/etc...deemed necessary on the property to enhance the marketability of the home. All to be accomplished within two weeks of the listing date.
Seller agrees to bargain in good faith with all prospective buyers.
Seller must co-operate fully with all showings, broker caravans, and Shea Realty's marketing programs.
Excluded from the free program shall be the sale of the home to any prospective buyer with whom the seller had negotiated a written offer to purchase during the original 4 month term of the listing.
Seller's failure to comply with all the conditions stated above will result in the withdrawal of this offer by Shea Realty.
